Forett at Bukit Timah VS Ki Residences

Here’s the glimpse of the two condominium developments in District 21:

Ki Residences and Forett at Bukit Timah were both launched in 2020 and they have so many similarities in term of the land size, project size, number of units etc.


Let’s take a look of the project information of the two developments in table below.


Location

Ki Residences is located at former Brookvale Park in Sunset Way. It is a very quiet neighbourhood that nestled by landed houses enclave and few other condominium developments. The main entrance will be at Brookvale Drive, which is a new road built by the developer for all the residents in the area. This road will be directly linked to the Clementi Road.


Forett at Bukit Timah is located former Goodluck Garden along the busy Toh Tuck Road, which is a private residential enclave. It is a short drive to the many shops and shopping centres in Beauty World.


Many people will consider Brookvale Drive a “ULU” (means secluded) place to live. It has limited amenity within walking distance. I believe many people will admire the advantage of being “ULU”. It is away from the hustle & bustle of the city, a very quiet environment with less traffic.


In fact, there is a Cold Storage, pet shop, clinics, good school within 1KM and many eateries around. Ki Residences will be less than 10-minute drive to Beauty World and Clementi Central where full amenity can be found. Although it is not official announced by government, but there could be potentially a new MRT at nearby Clementi Road along the Cross-Island Line to serve the residents in Sunset way & future residential enclave in Ulu Pandan, Holland Plain Precincts etc. By then, I am sure more amenities can be found nearer to home for all Ki’s resident.


Forett at Bukit Timah is also a short drive to Beauty World where some shopping malls, many shops, market & hawker centres can be found. It is also walking distance to Beauty World MRT. Upcoming Integrated Transport Hub & new community club will enhance the livability for neighbouring estates.


Unit Types

Both developments offer 2- to 5-bedroom units. However, Forett at Bukit Timah also smaller 1+Study units. Below table are the comparison of unit types and sizes (does not include the high ceiling unit types):

1+Study is a bit smaller compared to other developments in current market. In some of the developments, the 1+Study units are at least 506 – 527 sq ft.


Both offers smaller 2-bedroom with 1 bath type. Ki Residences’ one is much bigger than the Forett at Bukit Timah, 700 sq ft versus 549 sq ft. Generally, most of the 2+Study in both developments have similar sizes ranging from 721 – 764 sq ft. Forett at Bukit Timah also offers 2-Bedroom Deluxe type (without study room) which having one of the best layouts in the market, IMHO.


Smallest 3-bedroom type can be found in Ki Residences which is 861 sq ft. 3-Bedroom Deluxe type (936 – 980 sq ft) that comes with a storeroom (or household shelter) can be found in both development. As for the 3-Bedroom Premium type (1,087 – 1195 sq ft), bigger one can be found at Ki Residences. 3-bedroom Dual-key can only be found in Forett at Bukit Timah.


Forett at Bukit Timah offers bigger 4-Bedroom types (1281 – 1302 sq ft) versus Ki Residences (1249 & 1259 sq ft).


5-Bedroom units were fully sold in Ki Residences. 5-Bedroom Suites (w private lift) in Forett at Bukit Timah is 1884 sq ft.


Site Plan, Facilities & Landscape

Both developments provide full condominium facilities to all residents which include tennis court, clubhouse and 1-to-1 car park lots etc.


Perhaps, the biggest difference between the two development is that, the residential blocks of Ki Residences are surrounded by the facilities, landscaping and greenery while the 13 residential blocks of Forett at Bukit Timah surround the facilities, landscaping and greenery.


All 10 residential blocks of Ki Residences are arranged in linear form whereby all the units except low floor south-facing units (facing landed houses) are having unblocked views towards Clementi and greenery towards the Maju Camp. You don’t see your neighbours, so privacy is guaranteed. Forett at Bukit Timah on the other hands, will not have much privilege as most of the buildings are built quite near to each other.


It also seem that Ki Residences has much more space for facilities, landscaping and greenery from the site plan, compared to Forett at Bukit Timah. You gotta feel it yourself at the both showflats if you are considering both developments.


Pricing

Let’s do comparison on the pricing on typical units excluding the high ceiling units.

As we all know that the land cost will directly affect the selling price of the units. That could be one of the reasons why Forett at Bukit Timah is selling at higher price and PSF than Ki Residences. Due to its close proximity to many amenities like shopping malls & MRT etc, this could also be one of the reasons why the price is higher at Forett at Bukit Timah as well.


However, it is all depends on homebuyers’ preferences. Both developments have so many similarities. I believe many of them actually fall in love with both but can only choose one. The one suits them better.
