Just received some of the information of this condominium project.
The Antares (Chinese name: 星宇轩) is a new condominium located at Mattar Road. I believe that many people still do not know where Mattar Road is, even after the Matter MRT is opened. Total 4 blocks with 265 units only. 75 per cent of the units are 1-bedroom & 2-bedroom units which are good for small family and for investment. 25 per cent are 3-bedroom & 4-bedroom units.
Well, it is not a familiar name for home buyers when coming to house hunting. But, it will now changed because of the only new condominium launch in the area. It is merely 1- or 2-minute walk to the Mattar MRT station, which is nice and has potential growth in capital appreciation and rental yield.
Based on the drafted 2019 URA Master Plan, there are 3 more plots of land for residential development in the future. So there is first-mover advantage for The Antares' buyers. I actually think there might be one mixed-development next to the Mattar MRT station. As of now, it is still pure residential plot.
Talking about rental yield, Mattar Road is surrounded by many small industrial estates in Macpherson, Ubi, Tai Seng, Aljunied & Paya Lebar etc. People want to live near to their workplace. Do not forget about the James Cook University and upcoming Nexus International School. All the undergraduates, academic staff etc will also need a place to live. The Antares will be one of the best choices they have in the future. This will bring potential high-quality tenants to The Antares.
Mattar Road is secluded, or “Ulu”? No. In other words, it is located in a tranquil environment but near to main roads and expressways but full amenities can be reached with short travel distance. There are markets and hawker centres and Fairprice within walking distance. Actually, Mattar Road is also not far from Paya Lebar sub-regional hub, Kinex, Singapore Sports Hub.
Two primary schools & places of worship are located nearby too.
We have not receive the full floor plans from the developer. From the site plan, we can see plenty of condominium facilities will be provided over 3 different storey. I think the facilities is good enough for 265 families, not too crowded. The main facilities like swimming pool, Club House, gym etc are located at Level 1 under the sheltered edeck. There will also be a Roof Garden on top of Block 19 & 21.
When I receive the layout out plan, I am quite happy. Reason? I will tell you. If you have been looking for 1-bedroom & 2-bedroom for a while, I bet you know that the smaller units are normally are the intermediate units which sandwiched between the corner bigger units.
I am not sure about you. When I was looking for my own apartment, I thought about ventilation. Many of the smaller units do not come with windows or ventilation in the bathrooms and kitchens for natural ventilation. And for those who like to cook and who are sensitive to the smell, it is a big turn off that there is no windows.
Well, some people do not care about it. I know, I know. But it is a plus point.
