Review on Avenue South Residence 南峰雅苑 [Updated]

I am a fan of UOL. I like Principal Garden, The Clement Canopy, The Tre Ver, the new Meyer House and also the latest Avenue South Residence (Chinese name: 南峰雅苑).


It is the new 99-year condominium development at Silat Avenue. It comprises two 56-storey residential towers and five 4-storey conserved buildings. There will be shops, restaurants and a childcare centre which as located at the first floor of the conserved house, and will be opened to public as well. The apartment units are categorized into three collections: Peak, Horizon & Heritage. The Peak will be the most luxurious apartments from 37th floor and above. Units above 14th floor shall have the unblocked view towards northern side of the development.


This development will be designed into 8 different lifestyle zones with different kind of facilities offered to all residents (see Avenue South Residence page for more details). Right in front of the conserved houses is the public park, UOL will design the park and in the future, the public park will be managed by Nparks. Besides that, the The Wilderness zone will be blended into The Rail Corridor at the south-western side of the development next to AYE (Ayer-Rajah Expressway).

The views from the Avenue South Residence towards the future Greater Southern Corridor and towards the northern part of Singapore will be stunning. Sky Gardens can also be found at various floors.


The developer can actually build penthouse units and fetch high price for these penthouse units. But, they chose to build 4 private function rooms at 56th floor, called The Cloud. How thoughtful and generous the developer is.


Plenty of condominium facility includes a 50m lap pool, sanctuary pool and a tennis court etc. Free shuttle bus to Outram Park will be provided. Some privilege concierge services will be available as well, you ought to pay for the services though.


There are some unique features for the apartment units at the Heritage Collections (conserved houses). Firstly, it is refurbished buildings. Building original facade will be retained to emphasize the rich heritage of its architecture. Secondly, where can you find 1- & 2-bedroom units with private lift? It is here at Avenue South Residence (see image below). Nowadays, private lift is only provided for the premium unit types in many other developments. The layouts of the 1- & 3-bedrooms are very different from the typical units in the market now. You may take a while to appreciate the layouts but you will eventually fall in love with the layouts. It looks spacious, very good sized living room and kitchen which has flexibility to make it enclosed. Having windows at kitchen and bathrooms is also plus point. One thing to take note, there will be no wardrobe for the commons rooms in the Heritage Collection's units. I would say good and bad.

Avenue South Residence will attract home buyers who work in CBD, One-North, Science Park Singapore, NUH, Mapletree Business Park etc. This area will eventually link up with Spottiswoodes estate under the Drafted 2019 URA Master Plan. More amenities can be reached at Cantonment and Bukit Timah estates, as well as Silat Avenue areas as of now.


Greater South Waterfront is six times of Marina Bay, along 30KM of southern coastline of Singapore. It is the most important master plan of government besides the Changi Terminal 5, Tuas Mega Port, Jurong Lake District, Punggol Digital District & Paya Lebar Airbase Redevelopment. This development will include new public and private homes, offices and recreation facility. A "Downtown South" resort will be built on Pulau Brani. The two existing Integrated Resorts (IRs) will have S$9b expansion plans as well.


Nearer to Avenue South Residence, Singapore General Hospital (SGH) will also have 20-year transformation plans. Phase 1 & 2 are already in progress which will includes new buildings for medical care & services, new commercial zone and educational zone with Duke-NUS Medical School, new research park and new commercial zone will be developed.
