Review on Leedon Green 绿墩雅苑

One of the most anticipated redevelopments on the en-bloc sites in Singapore, the new condominium project of the former Tulip Garden site is named Leedon Green or 绿墩雅苑 in Chinese.

In 2019, only Wilshire Residences and One Holland Village Residences were launched in this part of the District 10. But in 2020, District 10 will be one of the districts with the most new condominium launches. For home buyers who are fans of this prime district, will definitely be spoiled by choices of high-end homes in the vicinity.


When visiting the show flat for project briefing, i walked from Farrer Road MRT to the site. I took slightly more 6 minutes to reach. Meaning that, Empress market and food centre is also about 6-minute walk from Leedon Green.


In the future, residents can take bus from homes to Farrer Road MRT with only two bus stops away.


Why am i still talking about public transportation when people can afford to buy homes in District 10? Parents drive but not the children, not the maids, not the tenants (some, maybe), not the expatriates (same, maybe) etc.


To be honest, i had high expectations on the architecture of this project. However, i was disappointed. Just another residential towers with glassy facade, that's all.


I find something quite interesting though, that is the garden villa units. Only five of them, and it is strata duplex units located on the ground floor. Is it the first development with this kind of duplex units? I don't know but certainly caught my eyes. For those who like strata land houses, they may consider these duplex units.

One- & two-bedroom units will not have marble flooring. But the fittings & finishing, as well as the appliances will be top-notch, that is for sure. Most of the brands are from Germany, Italy & Switzerland. Smart home system will be provided, premium units will come with Smart Mirror. Units which face the Farrer Road will be installed with acoustic blinds and double-glazed windows to reduce the noise from the main road.


No official indicative price from the developer yet, but i reckon will be starting from $2,800psf to $3,000psf due to its freehold tenure. If that is the case, maybe you can consider Wilshire Residences as i think what both projects can offer are quite similar. Maybe Leedon Green is a bit premium compared to Wilshire Residences. To me, there is no "wow" factor in these two projects that can separate each other from being a better choice for home buyers.
