About 4-minute walk to Hillview MRT, Midwood is the latest condominium project in Hillview estate. Show flat was opened on 19th Oct 2019. Many prospective home buyers have since flocked to the show flat and they will have only one week to decide if they want to go for the VVIP Preview Launch on 26th Oct 2019.

Currently, Mont Botanik Residence is only new freehold condominium there while Cashew Green is 999-year leasehold landed house development.

In Hillview estate, there are mixture of freehold or leasehold condominium projects. Mont Botanik Residence is selling at $1,7xxpsf at the moment. To our surprise, Midwood is launching at $1,5xxpsf compared to estimated $1,7xxpsf before developer announced the official guide prices. Super attractive price!

Plot ratio is 2.8, which is the highest in Hillview estate. Two residential towers with a total of 564 units to be built. There will be 581 car park lots even though it is so near to the Hillview MRT. The distance between the two blocks is 120m!

Full condominium facilities include a tennis court, clubhouse, 50m infinity pool, leisure pool (almost 50m as well), indoor gym, kid's pool and playground are located at ground level and above the multi-storey carpark at 7th storey. The childcare centre will be leased out, rent collected will go to MCST.

I believe many prospective home buyers are still waiting for Dairy Farm Residences to be launched. Then, they will compare these two projects. I expect Midwood sale will be slow and steady. It will take some time for public to digest and get to know more about Hillview estate. And subsequently, with more GLS are opened for bid. The public will start to look at this estate and may consider to move into this estate.

1+S is very spacious. Size of the 1+S unit is 549sqft (stack 19), bigger than most of the other projects in SG. The architect abandoned the long hallway and opted for wider entry to the unit. The study space is big enough for a dining table for four, a single bed for guest or study cum dining area etc. That will make living room more spacious. Home owners can also install the approved balcony screen or ziptrak blind that further increase the interior space (same for all other units).

The 2-bedroom is 689sqft (stack 15), it has a "dumbell" design where the living room is between the 2 bedrooms. Each of the bedroom is attached to bathroom. It is one of the investment-friendly units whereby the home owner can lease out as 2 master bedrooms and fetch higher rent. The kitchen is open concept type, that potentially can be an enclosed kitchen. Common room will have direct access to balcony.

3-bedroom (stack 18) is the premium type that comes with a yard, utility room and a water closet and an enclosed kitchen with good size. It is 990sqft. One common room will have direct access to balcony, like 2 bedroom (stack 15) as well. [Updated on 2nd May 2020] Developer will revamp the 3-bedroom + yard show suite and showflat hall.

4-bedroom is 1249sqft (stack 17). All bedrooms come with en-suite bathroom. A dry kitchen and a very big sized kitchen are built together with with a yard, utility room and a water closet.

Full height visual openable screens will be provided for most of the units above 8th storey. It is the requirement but i feel that the design is overkill. Some people will like it but some people will HATE it very much.

[Updated on 2nd May 2020] The developer is in the midst of getting approval for new balcony screen's design. It will be "lighter" version of the existing one which i believe will be similar to neighbouring projects. This balcony screen in many lower floor units will also be removed. New facade, new showflat will be revealed in August 2020, tentatively.

Midwood will attract home buyers who prefer serene and tranquil environment yet easy access to public transportation such as MRT. Hillview estate has always been a private residential enclave away from hustle & bustle of the city.

But, at the moments, amenities are still lacking in this neighbourhood. For example, the nearest supermarket Cold Storage at The Rail Mall which is about 12-minute walk from Midwood. Hillview Market Place is simply too small.

Resale price of surrounding condominium like The Hiller is hovering about $15xxpsf. Giving all the home buyers a choice, Midwood will be a better choice. Some people may argue the the first mover advantage is gone for Midwood. Not really. There will still be more than 14 more GLS (Government Land Sale), approximately 14 sites to be bid in the future. All the site are 99-years leasehold. There are many old condominiums which will have en-bloc potential 5 to 10 years down the road as well.

The site where the showflat is sitting on will be development into an institution.
