Review on Parc Botannia at Fernvale Street

Parc Botannia is not High Park Residences. I still remember the preview day of High Park Residences when i worked from 9am on Saturday and went home around 2am on Sunday. The response was overwhelming. 90% sold on first day of sale. It was historic. It was the cheapest condominium in Singapore at that time. If you missed the boat, sorry.

Resale price of High Park Residences is on par with Parc Botannia now, which means those who bought High Park Residences and sell now will make substantial profits already. So, will there be any gain potential in Parc Botannia?


As of today (7th Nov 2019), it is more than 94% sold. Steady sale rate since launch and has always been top selling project in Singapore. Now left with limited 2 bedrooms and 3 bedrooms type, from about $1,3xxpsf.


Let's talk about the first impression of Parc Botannia. Definitely better facade design than High Park Residences due to glassy & modern facade. There will be enough facilities for 735 households. I like the fact that the M&E rooms, rubbish chutes are away from the units. North-south orientation for all units. However, it is not 100% west-sun proof. But, it can be easily resolved. Just install the Ziptrack blind.


FYI, there are 1,390 residential units at High Park Residences.


Why people were convinced to buy High Park Residences? Will people buy Parc Botannia too?


You can argue that property is all about location, location, location. In High Park Residences' case, not really right? To many, condominium in Seletar was unbelievable and they can't imagine themselves living in kind that of "ulu" area. But the price was unmatched until now. That's what attracted people to buy.


Slowly and steadily, people got to know this area and know the future transformation developments and new Seletar regional hub. They gain confident and consider to buy condominium or even EC to stay or to rent out.


For example, one of my clients who was single bought the 2+S unit at Parc Botannia due to the relocation of SIT campus to Punggol.


The other young lady client (26-year old) bought her first condominium at Parc Botannia too. It was 1 bedroom unit and was the cheapest in the market at the time as well.


I, myself live in the same area. It is merely 10-minute walk to Parc Botannia show flat. I used to lived in Toa Payoh. However, i was looking for the affordable condominium to buy. I chose Fernvale as the price was right.


693 homeowners have chosen Parc Botannia. Will you be the next?


Amenities

As time goes by, I am getting used to the life here. Seletar Mall is my new favourite mall now. NTUC Finest, many restaurants, Starbucks, McDonalds', Burger King, Haidilao and my favourite... Shaw cinema theatre are here.


A new integrated hub which includes community club and hawker centre is under constructions now and on its way to serve the residents here in near future... It is just next to Seletar Mall.


Parents, fret not! There are good schools in this region. Sengkang Green Primary School & Nan Chiau Primary School were among the top schools in 2018.


Connectivity

Talking about expressway, SLE, TPE and CTE are certainly bringing convenience to those who drive. I feel it is quite fast when travelling to & from city via CTE without traffic jam. But most of the time, i only encountered slow traffic along the CTE. So, i am glad.


Taking public transportation to city is also convenient. The Thanggam LRT is just outside of the development. Then, you need to change to Sengkang MRT along the North-east line to city.


You will reach Orchard Road, City Hall, CBD within or less than an hour. Once you get used to it, you will be fine. :)


Future Development

A lot of infrastructure works are undergoing at the moment at Seletar West business estate, Fernvale Crescent, Seletar Airbase surroundings etc. You can't see many buidlings now but you know something new are coming.


Future MRT Line
Rail network in 2040

Feasibility study to have a new MRT line from Sembawang to city will likely pass through Seletar as well near Jalan Kayu by 2040 (Read full article). Personally, i think it will located along Seletar West Road instead of Jalan Kayu.


North-East Line will connect to Cross-island Line which shorten the travelling time to Tampines, Changi Airport by train.
