I like this new freehold condominium at River Valley Close.
I went to the show flat for project briefing on 28th December 2019. I was impressed by The Avenir. It reminded me of Martin Modern when i first saw the scaled model as they have similar facade design. Maybe it is also developed by Guocoland?
The Avenir Location
Located near central Singapore in River Valley, one of the most sought-after high-end residential areas with lifestyle amenities such as hipster cafe & restaurants, bars, riverside walk along Singapore River, Great World City at Kim Seng Promenade with Cold Storage, Gold Village cinema. You can walk to Somerset and other shopping malls along the Orchard Road . Getting to other places in Singapore from River Valley is also easy with nearby expressways, even public transport like MRT (upcoming Great World MRT).
Only 376 units are available in this huge land site of est. 129,650 sq ft.
All expected the entry price to be around $3,000psf (Refer to official price guide as on 2nd Jan 2020, here). With the price tag, you will expect everything to be top-notch in this development. I think you will not be disappointed.
Seeing is believing.
There are 3 show units (2-, 3- & 4-bedrooms). But, let's talk about the 4-Bedroom with Private Lift - Type (4+1)a, 224 sq m. Many agent friends were awed once they stepped into the show unit, me too. Many of us kept saying this: "有钱真好" (It is so good to be rich). It is, indeed.
The kitchen is just too impressive with 20 sq m in size. There is a kitchen island at the middle. How many super luxurious condominium will give you a kitchen with this size? Very rarely. Appliances from V-zug are also a plus point. It is a premium brand from Switzerland. You can even attend their training classes at their galley at Scotts Road. Besides that, high-quality compressed quartz counter top will be provided. The developer actually provides the kitchen cabinet which is imported from overseas as well.
There is a Family Room with similar size as a common bedroom. It can be converted into a small bedroom or guest room with single bed, study room, even an entertainment room. I found that there are no windows or natural ventilation in the Junior Master Bedroom and one of the common bedrooms though. Probably due to its building structural design, a bit disappointed though. Powder Room for guests is also nicely designed.
Large living and dining space is also a plus point. As for the balcony, it is big. Many home buyers will complain about this, for sure. However, many home owners have installed the sunshade blinds that will quite effectively block the sun and contain the cold air from the air-conditioner. It is a good idea to expand the interior space. At the same time, it provides some privacy to the residents too.
Every bedroom will have attached bathroom.
As for the Master Bedroom, i am quite sure that it can fit two king-sized bed frames. I am not kidding! It is HUGE! The walk-in wardrobe is HUGE! The Master Bathroom is HUGE! I really like the brands that they choose. I love the Antoniolupi's bathtub & sink, Axor's basin tap etc.
There are 3-bedroom and 2-bedroom show units as well.
While other developments are trying to attract home buyers with as many facilities as they can build, i can appreciate that there are Great Lawn and Putting Green which give an spacious feeling to the development. A 50m lap pool and a tennis court will also be built.
Two roof gardens can be found at each 36-storey residential tower with city view.
